We understand that current credit blemishes may present challenges, but we also completely understand that these issues do not always represent your real ability to pay the monthly obligations for your home, which is exactly why we enjoy working with clients that may have been discouraged by arrogant and judgmental lenders or mortgage brokers who charge exorbitant up-front fees.
It is important that we work together to resolve or repair credit issues in order that you may qualify within a reasonable time-frame for your own preferential loan terms. Time solves most issues related to credit problems, but not without intervention or a carefully thought-out plan of action. Whether you work with our lenders or your own, it is vitally important that a plan be crafted NOW in order to qualify for favorable loan terms later.
We sincerely want you to succeed in your goal of homeownership. We craft deals that provide you home equity going into the deal. This means we have to negotiate hard to find the best deals that are good for everyone. Most all of our deals involve a rent-back feature. This means that we will credit you back a meaningful percentage of the monthly rent (up to 100%), which is later used to supplement your down-payment, or any required settlement fees, or both. We also do this while charging less than fair market value for the home and while also charging no more than fair market rent for the monthly lease. Many in this business may do one or the other, but seldom do they do both.
Real Estate Investors:
While we don't have current needs for investor capital, we are willing to consider accepting such investments secured by real property. No investor pools. One note, one deed of trust; you are the ONLY other investor in a single property. If you have real estate investment interests and wish to discuss ways to dramatically increase your current returns, especially when compared to the diminishing returns on the typical stocks and bonds (pre or post the 1999/2000 bubble), we invite you to allow us to explore with you the very real and substantially higher returns via residential real estate.
